The Opportunity
This role serves as a strategic bridge between AirTrunk’s Corporate Development (Investment) and the broader Development, including Cost, Commercial, Construction, and Operational teams. As Associate Director, you will play a pivotal role in optimising capital investment across AirTrunk’s hyperscale data centre developments—ensuring robust financial planning, governance, and maximised return on investment. With our customers at the core of everything we do, you will help deliver value for money through disciplined capital deployment and strategic oversight.
Reporting to the Senior Director, Capital Projects Planning, Asia-Pacific, you will collaborate closely with Corporate Development, Development, Financial Planning & Analysis, Treasury, Finance, and Operations to ensure capital is deployed efficiently, strategically, and in alignment with AirTrunk’s long-term growth objectives.
Key Responsibilities
Strategic Capital Investment & Planning Optimisation
- Collaborate closely with Development teams (Cost, Commercial & Construction) to assess and optimise capital allocation across AirTrunk’s project portfolio, ensuring investment decisions are aligned with strategic priorities.
- Drive continuous optimisation of capital investment by implementing cost efficiencies, value engineering initiatives, and ensuring alignment between investment strategy and project execution.
- Contribute to procurement and tendering strategies to maximise commercial outcomes through strategic sourcing, cost control, and value-driven contracting.
- Support financial modelling and return analysis for new developments, expansions, and acquisitions by ensuring accurate and timely capital planning.
- Integrate capital planning with liquidity and cash flow forecasting to support robust financial governance and funding strategies.
- Collaborate with cross-functional teams to ensure rigorous cost modelling, benchmarking analysis, and adherence to financial governance standards throughout the project lifecycle.
- Review and enhance reporting practices for capital investment, expenditure, and project performance, ensuring transparency and consistency for internal and external stakeholders, including shareholders.
- Partner with Treasury and Finance to align capital outflows with broader funding strategies and liquidity planning.
- Mentor internal teams and champion best practices in capital investment and planning, while leading continuous improvement initiatives across project controls.
- Provide strategic insights to support executive decision-making and long-term capital optimisation.
Qualifications & Experience
- Bachelor’s degree in Finance, Engineering, Quantity Surveying, Construction Management, or a related field.
- Minimum 7 years of experience in capital planning, corporate finance, or commercial project management, ideally within infrastructure or data centre environments.
- Demonstrated experience in data centre development or mission-critical infrastructure is highly desirable.
- Strong financial acumen, with expertise in financial modelling, budget management, and capital forecasting.
- Proven ability to influence and collaborate with cross-functional teams and senior stakeholders in a fast-paced, high-growth environment.
- RICS accreditation and MEP exposure are advantageous.
- Advanced proficiency in Excel, Power BI, and MS Project, with strong analytical and reporting capabilities.
- Highly motivated, proactive, and solutions-driven, with a strong sense of ownership and accountability.
- Excellent communication skills, both written and verbal, with the ability to engage effectively across all levels of the organisation.
- Detail-oriented and organised, with the ability to manage multiple priorities and deliver high-quality outcomes under pressure.
