OMERS has a long-term perspective and invests at scale in high-quality assets that generate stable returns, always demonstrating its commitment by taking a significant or controlling stake in the asset. Its strategy is focused on seeking high-quality investments that will meet the pension promise, delivering exceptional value and financial security in retirement to its 640,000 members.

The Role

The Associate will work as part of the APAC Investment Team and could be based in Singapore or Sydney. Key responsibilities will include underwriting real estate investment opportunities, market and deal research and supporting senior investment team members on transaction, business plan analysis, and strategy. The Associate will receive broad exposure across asset classes with key focus on Australia and India, and work closely with internal teams including leasing, development and asset management.

  • Financial analysis of a wide range of real estate investments, including modelling of real estate cash flows, financing and tax assumptions, IRRs, output sensitivities etc., as well as research to support key underwriting assumptions

  • Analysis and interpretation of real estate, economic and public company data, including financial statements, to conduct valuation and operational benchmarking

  • Preparation of documents for internal and external purposes, including writing investment committee memos

  • Ability to work well within a small, relatively flat team, coordinating directly with senior team members and external advisors, allowing broad exposure to deals at an early stage

  • Ability to work closely with internal teams including asset management, development, ESG, and corporate functions, and global offices, notably headquarters in Toronto office

  • Participate in the valuation of Oxford’s existing investments and other ad-hoc asset management projects such as analysing new lease proposals, monitoring asset performance / loan activities, and assisting potential disposition decision making.

  • Lead in preparing for disposition processes, including coordination with JV partners / other internal teams in developing the data room and assembling the required analysis and materials

The Person

  • Approximately 4 years + experience with proven analytical capability in investments, preferably with an investment banking or real estate fund background

  • Highly proficient in Microsoft Office (Excel, Word, Powerpoint)

  • Experience of building financial models, preparing presentations and undertaking research

  • Strong communication skills (both verbal and written) and ability to collaborate with internal and external professionals. Potential to develop industry network and contacts with peers over time and represent Oxford in the Asia or Australian market

  • Team player; self-starter; diligent, able to take initiative and work in a dynamic environment; professional and positive attitude
