Job Summary

To take ownership of all project cost accounting financial operations and reporting of Barings’ development portfolio in accordance with the strategic group and divisional objectives including:

  • Accountable for the financial integrity of the residential portfolio projects.
  • Strategic partnering with the Development Manager(s) and other key stakeholders to deliver accurate information/reports that support operational decision-making at a development project level.
  • Regularly engaging with Finance teams to ensure project-level information meets requirements.

Primary Responsibilities

Project Cost Accounting

  • Accountable for managing all aspects of project feasibilities including, project financial performance, and capital partnering arrangements.
  • Reconciliation of project forecast to general ledger actuals and ensure completeness of data within project feasibilities.
  • Maintenance of job cost master data (e.g. cash flow markers and cost codes) and ensure job codes are opened and closed in a timely manner.
  • Accountable for job cost journal entries, recording direct costs, the allocation of overheads to jobs, and integrity of costs by stage.
  • Manage treatment of interest based on project structure.
  • Monthly review of inventory balances,)cash flows, interest, common cost allocations to ensure actual results are in line with the feasibility, accounting treatment and financial forecasts.
  • Ongoing review, maintenance and responsibility for financial and operational data captured in project cost management systems and project reporting.
  • Contribute to continuous process and reporting improvements within forecasting and business intelligence systems.
  • Identify opportunities and support the automation of Project Accounting processes.

Reporting and Analysis

  • Perform project level budgeting and forecasting for developments, including modelling of feasibilities into Procore/Excel model (including accounting adjustments and actuals true-ups)
  • Review project budget and forecast assumptions.
  • Prepare project new business and scenario analysis and conduct ad hoc scenario modelling and analysis where required for other projects.
  • Prepare project financial performance reports (monthly, quarterly, half yearly), validate the numbers and write insightful commentary to explain performance. This includes reporting on project financial KPIs and at portfolio level.
  • Project cash flow reporting and project-level WIP reporting. Preparation of financial tables/reporting for monthly PCG reports.

Business Partnering and Engagement

  • Regularly engage with relevant development managers to communicate project performance, seek required inputs and understand project-level risks and opportunities.
  • Attendance at monthly project review meetings and contributing financial analysis as required.
  • Regularly engage with divisional/group finance teams to ensure project-level information meets requirements.
  • Work closely to support the respective development teams working on the project.

Qualifications

  • Qualified CPA/CA or CFA equivalent.
  • Solid accounting experience within property/accounting.
  • Experience with management of residential development feasibilities.
  • Demonstrated experience in Property – new business structuring, accounting for business combinations delivery of projects and JV/Third party.
  • High level communication (written and verbal) and stakeholder management skills.
  • Well-developed analytical and problem-solving skills.
  • Excellent attention to detail.
  • Strong financial background and previous experience in similar role.
  • High level computer literacy with exceptional organisational, project management and reporting skills.
  • Ability to interact and engage at all levels within the business.
  • Passion, a can-do attitude, and ability to work to deadlines.
  • Demonstrate a flexible approach to work.
