APAC Regional Account Lead

Job Description Summary

This position has managerial oversight of multiple facilities throughout APAC. The Regional IFM Lead has the overall responsibility for overseeing the implementation of policies, procedures and programs that will assure well-managed, well-maintained buildings and facilities, placing maximum emphasis on leading a staff in the positive response to the concerns and needs of the occupants, environmental health and safety, and quality programs, in coordination and conjunction with the goals and objectives of the client. The position is the primary liaison with the client and leads staff in the coordination of services and activities, financials, vendors and manpower required for current and future needs of workplace operations. The Regional IFM Lead also has responsibility for the overall financial and KPI performance of the business plan within the respective portfolio.

Job Description

  • Responsible for policy conformance and enforcement, safety performance, budget and cost control, quality control, maintenance process development and conformance, job planning and scheduling, and CMMS management.

  • Coordinates maintenance activities throughout customer/client portfolio to ensure effective, efficient maintenance performance.

  • Assist in the development of long-range planning in support of the customer/client and the company’s goals and objectives.

  • Provides support before, during and after a disaster event.

  • Ensures compliance with all company / customer regulations, policies, and procedures.

  • Oversee day-to-day operations of facilities, high rise or campus ensuring that all services are effectively delivered, and facility needs are met including custodial, life-safety, engineering, and general maintenance.

  • Ensure that staff implements and provides these services in a manner consistent with C&W policies and ownership directives.

  • Manage service contracts cost effectively. Responsible for all aspects of service delivery pursuant to these contracts, responsible for periodic and ongoing performance and financial review, conducting RFPs, and assuring payments and invoicing match contract pricing.

  • Lead the facility management team in the supervision of maintenance programs relating to the interior and exterior conditions and appearance and operation of the facilities.

  • Ensure that facility management staff consistently provides positive and prompt response to requests from the client and building occupants.

  • Ensure facility management staff implements ongoing contract review programs to constantly assess client, and occupant needs and to assure problems are being solved promptly and to the mutual benefit of the client’s employees and the properties.

  • Prepare and deliver consolidated reporting and reviews of all budgets, financial reports (monthly), contracts, expenditures and purchase orders related to the facility(s) or complex.

  • Assist in development of capital and operating budgets for the property. This includes contributions towards a five-year plan of maintenance, facility improvement and cost reduction initiatives.

  • Review work order metrics and system to identify service gaps and recurring issues and provide corrective actions.

  • Approve all positions and direct the hiring, training, and motivational activities of the facility management staff.

  • Responsible for effective and proactive employee relations with all site staff. Conduct and approve all performance evaluations for direct reports assigned to role.

  • Manage and drive customer focus within all areas of operational activities and ensure that effective relationships are maintained with key client contacts.

  • Ensure all aspects of employee engagement is focused on creating a phenomenal work environment that draws client’s employees into the office

  • Drive innovation through the development of best practices, operational and service efficiency as well as the identification of industry trends and tools that would contribute to our operational excellence goals.

  • Deliver the assigned KPI and related goals and targets (such as commercial and savings related) as assigned / imposed from time to time by the account leadership team.

  • Bring forward and apply a high degree of meaningful subject matter expertise and thought leadership to improve and develop operational and business processes and procedures.

  • Proactively develop and manage stakeholder relationship and have the capacity to deal with ambiguity and solve complex problems.

  • Support other assigned initiatives, duties and projects as may be allocated from time to time (subject to reasonable capacity, capability, and alignment).

What We’re Looking For
  • 10+ years' experience in Facilities Management, Real Estate, or related industry, ideally across APAC.

  • Strong leadership and stakeholder engagement skills with a people-first mindset.

  • A degree in Facilities Management, Real Estate, Business, or related field (or equivalent experience).

  • Proven success in leading cross-functional teams, managing vendors, and driving performance metrics.

  • Deep understanding of technical operations and building systems.

  • Strong commercial acumen and ability to manage budgets and financial reporting.

  • Excellent communication, presentation, and reporting skills.

  • Ability to travel internationally as required.

  • Advanced customer service and management capabilities – able to demonstrate relationship and stakeholder management capability to an advanced level
