The Opportunity
At Dexus, research doesn’t sit on the sidelines – it drives the conversation. Our research function is integral in how we evaluate opportunities, allocate capital, and build conviction with investors. This is a role where your analysis shapes real decisions across a $50.1 billion portfolio.
As a Senior Research Analyst, you will deliver decision‑grade research and house‑view forecasts across real asset sectors - informing investment strategy, acquisitions, divestments, development decisions, and capital raising. With a primary focus on healthcare and industrial, you will also contribute to broader real assets coverage including office, retail, living sectors, social infrastructure, and infrastructure.
Reporting directly to the DXS Investment Manager and working alongside investment management, funds management and capital raising teams, this role is built around applied research that moves the needle – where your insights directly shape capital allocation and fundraising outcomes.
You will make an impact by:
Delivering high‑quality research and house‑view forecasts that directly shape capital allocation, investment decision-making and fund investment strategy across real asset sectors
Providing clear, evidence‑based recommendations on acquisitions, divestments, and development opportunities – research that drives real investment outcomes
Expanding and evolving Dexus’ research agenda in line with strategic priorities, with a focus on living sectors, social infrastructure, and infrastructure
Presenting insights to internal and external stakeholders to support capital allocation and capital raising activities
Enhancing research capability through improved processes, in‑house data models, and a curious, forward‑looking approach to emerging themes
About You
You are a commercially minded research professional who combines strong analytical capability with clear communication and a practical, decision‑focused approach. You enjoy working across real asset sectors, contributing insights that influence investment decisions, capital allocation, and strategy, while continuously improving how research is delivered.
Tertiary qualification in Economics, Real Estate, Commerce, or a related discipline, with 2–5 years’ experience in real asset research
Strong analytical skills with the ability to interpret data, build insights, and communicate findings clearly through written, verbal, and presentation formats
Proven capability in data analysis and automation tools (e.g. Excel, Python) to support repeatable analysis, data preparation, and modelling workflows
Experience or exposure to infrastructure, healthcare, industrial, or living sectors is highly regarded
A collaborative, independent thinker who brings intellectual curiosity, challenges assumptions, and translates ideas into practical, value‑adding outcomes aligned with Dexus’ behaviours
