Title: Transaction Manager

Business unit: Work Dynamics

Reporting to: CRE Director (or alternative)

Key stakeholders: Business Development Managers, Senior Transaction Manager, and Client Network Operations Team

Duties & responsibilities

We are seeking a dynamic and results-driven transaction Manager to drive the expansion of Australia Post's parcel locker network through strategic partnerships with key property owners, managers, and occupiers. The successful candidate will play a pivotal role in negotiating, and securing prime locations for our parcel locker installations, contributing significantly to the growth and market presence of this iconic Australian brand.

This role demands close collaboration with Network Operations to ensure all potential locations meet stringent suitability and safety criteria, and to strategically prioritize the roll-out. This collaborative approach guarantees that our expansion strategy is not only ambitious but also practically achievable, focusing on securing optimal locations that satisfy all necessary criteria for successful implementation.

  • The Transaction Manager will be responsible for ensuring negotiated outcomes meet established KPIs. Co-ordinate the preparation of lease and licence documentation
  • Analyse retail market trends and undertake due diligence across Assets to inform leasing strategies
  • In-depth knowledge of real estate market dynamics
  • Evaluate potential site locations for business strategy within the portfolio
  • Coordinate and collaborate across functional workstreams with Projects, Operational management teams to ensure efficient and cost-effective outcomes for the client
  • Develop and maintain Industry relationships within Government and Private Investor sectors  
  • Cross Functional meetings with Key Stakeholders and Commercial Partners, whilst strategically driving performance and accountability of the Program with optimal due diligence and exceptional lease negotiations

Reporting and data management will be crucial, ensuring the programme team maintains full transparency of the pipeline and the success of various market segments. The ideal candidate will be adept at synthesizing complex data into actionable insights, driving informed decision-making across the organization.

What this job involves

  • Drive Australia Post's parcel locker network through strategic partnerships and transactional conversion
  • Identify and engage with key property owners, managers, and occupiers for potential parcel locker locations
  • Collaborate Operations teams to drive and progress transactional outcomes
  • Manage relationships with existing property partners to maintain and drive the implementation of Parcel lockers across their portfolio network
  • Coordinate cross-functional efforts to ensure smooth implementation of new parcel locker locations
  • Manage License instructions to the Paralegal teams, ensuring KPIs for negotiated outcomes are met supporting negotiations to secure prime locations for parcel locker installations
  • Oversee the timely installation of parcel locker locations across Australia by managing cross-functional efforts to ensure smooth implementation of new parcel locker locations
  • Adopt the SalesForce transactional platform and maintain comprehensive reporting on pipeline and parcel locker status
  • Regularly report to management on progress, challenges and opportunities for the expansion program.
  • Stay informed about industry trends, competitor activities, and potential partnership opportunities
  • Contribute to the strategic direction of Australia Post's parcel locker network expansion

This role requires a blend of strategic thinking, operational understanding, negotiation skills, and the ability to manage multiple stakeholders effectively.

  • Successfully identify locations that result in the team achieving 35 Parcel locker installations per week
  • Identify and address bottlenecks in the process and work collaboratively with stakeholders to improve and resolve
  • Maintain a healthy pipeline of parcel locker location opportunities
  • Actively encourage an environment that supports being responsible for improvement, teamwork, cooperation, performance excellence and personal success.

  • Exceptional negotiation skills, demonstrating the ability to secure favourable terms in complex property deals and partnerships
  • Strong analytical capabilities with a proven track record of maintaining and managing accurate data, coupled with meticulous attention to detail

  • Proficient in understanding and interpreting licenses and leases, with the ability to identify key terms and potential risks
  • Demonstrated ability to operate efficiently under pressure, prioritizing work effectively to meet tight operational and financial deadlines
  • Strategic thinking and problem-solving skills, with the capacity to review, brainstorm, and implement innovative processes and policies to ensure best practice
  • Excellent written and verbal communication skills, adept at tailoring messages to diverse audiences
  • Proficiency in relevant software tools, including CRM systems, data analysis platforms, and project management software
  • Market intelligence gathering and analysis skills, staying informed about industry trends and competitive landscapes
  • Stakeholder management expertise, balancing the needs and expectations of various internal and external parties
  • Resilience and perseverance, maintaining a positive attitude and drive in the face of challenges or setbacks

Qualifications

  • 5+ years of experience in transaction management and leasing, preferably in logistics or real estate
  • Demonstrated ability to work collaboratively across departments, especially with technical and operational teams
  • Excellent communication skills, with the ability to translate technical requirements into business terms for partners
  • Experience in project coordination involving multiple stakeholders

Preferred Qualifications:

  • Familiarity with logistics operations, particularly in last-mile delivery or parcel management
  • Knowledge of property safety codes and regulations
  • Experience working with cross-functional teams in a technical or operational environment
